A real estate transaction involves legal, financial and engineering decisions that are difficult to handle alone. For most people, a real estate transaction happens only once or twice in a lifetime. Because of the complexity and the large sums involved, it is rarely something you handle alone. Throughout the process, you will meet a "team" of professionals.
1. Real estate appraiser
An appraiser estimates the property's value and examines its planning and legal status. If you are taking out a mortgageA long-term loan for purchasing a property, with the property serving as collateral for the bank., an appraisal is mandatory.
- A standard bank appraisal (after signing the contract)
- This is the less expensive option, costing from hundreds of shekels up to NIS 1,500, but it carries a risk because it is performed only after you are already legally committed to the transaction. It is less thorough and does not always examine complex issues such as building violations or registration problems in depth. If the appraiser discovers a significant problem at this stage, the valuation may be reduced or the mortgage may even be rejected entirely, leaving you with a signed contract and a problematic transaction.
- An early appraisal (before signing the contract)
- This costs more, around NIS 2,000–4,000, but provides real peace of mind. It examines building violations, registration problems and building rights in depth before you sign. Such an appraisal can prevent major losses and may even save you from a failed transaction.
2. Real estate agent
There is no legal requirement to use an agent. If you find an apartment directly through the owner, you will save the agent's fee. However, many owners give an agent exclusive rights to market their property, so any purchase during that period must go through that agent.
A professional agent can add value through level-headed negotiation that bridges emotional gaps, access to a broad inventory of properties and in-depth knowledge of the local market that can save you valuable search time.

It is therefore worth checking in advance whether an agent is marketing the apartment you are interested in, so you are not surprised later.
3. Property inspection
An apartment may look excellent at first glance, but only a property-inspection engineer equipped with a thermal camera may be able to identify hidden leaks, electrical defects or failures in waterproofing and infrastructure. Such an inspection provides a realistic assessment of the property's condition and the repairs it requires:
- Inspecting the electrical system
- Inspecting the water and plumbing systems
- Detecting dampness and leaks
- Checking waterproofing
- Identifying cracks and construction defects
- Inspecting windows and doors
- Inspecting balconies and the roof
- In some cases, a thermal camera is also used to identify hidden problems.
When is it critical?

- It is your condition for accepting the keys and for ensuring that the developer repairs the defects at its own expense.
- In a renovated apartment
- Sometimes an attractive cosmetic renovation is intended to conceal dampness or old infrastructure.
4. Real estate lawyer
This is the most important professional in the chain. The lawyer's role is to make sure the property is legally "clean" and that the contract protects you.
Before the contract is signed, the lawyer performs comprehensive legal checks on the property, including:

- Confirming that there are no attachments or liens on the apartment
- Checking for registration problems in the Tabu (טאבו), Israel's Land Registry, or with other bodies

Registering the cautionary note is a critical stage. It effectively "locks" the property in the Land Registry in your favor and prevents the seller from making additional transactions involving it until registration is complete.

Make sure in advance that the lawyer commits to supporting you until final registration of the rights is complete, not only until the contract is signed. Registration in the Land Registry sometimes takes place months after you receive the keys, so it is important that the lawyer continue handling the process to the end.
Ultimately, the lawyer supports you from the point when the transaction begins to take shape until the property is officially registered in your name.
